Dubai-based United Engineering Construction (UNEC) has been awarded a contract worth AED 2.18 billion by developer Arada to construct the large-scale Madar Mall in Sharjah. The mall will be a centerpiece of the Aljada megaproject and is already being described as a new landmark in the emirate’s urban development.
An Architectural Masterpiece by Zaha Hadid Architects
The mall will cover more than 1.1 million sq. ft. and was designed by the world-renowned Zaha Hadid Architects, famous for their innovative architectural approach. Madar Mall will house over 400 retail outlets and 80 restaurants and cafés, spread across three floors.
Key features will include:
- a central observation tower with a rooftop café,
- an ice-skating rink,
- a sports complex with a flagship fitness center,
- branded fountains,
- and a modern cinema with 11 auditoriums.
Timeline and Regional Impact
Construction is set to begin soon, with completion scheduled for December 2028. Since its founding in 1976, UNEC has built a reputation as a leader in delivering large-scale infrastructure projects across the Gulf region. Arada CEO Ahmed Alkhoshaibi emphasized that Madar Mall will be a transformational development for Sharjah:
“This is not just a shopping mall, but a cultural and social hub that will combine leisure, shopping, and community interaction.”
Madar Mall as a New Attraction
The mall is expected to attract up to 20 million visitors annually, significantly strengthening Sharjah’s position on the UAE’s tourism and investment map. It will be part of the Madar Family Entertainment Complex, which already features the region’s largest skate park, the Zad dining district, a trampoline park, kids’ active play areas, and the Wellfit Madar sports center.
The district’s architectural concept is inspired by the shape of a water droplet hitting the ground. The area will also feature green spaces and innovative public areas, positioning Aljada as a model of sustainable urban development.
Aljada’s Growth Potential
Currently, around 20,000 residents live in Aljada. Once the development is complete, the number of residential units will exceed 25,000. The project also includes office, retail, sports, educational, and wellness facilities. Its strategic location near Sheikh Mohammed bin Zayed Road, Al Dhaid Road, Sharjah International Airport, and the future Etihad Rail station makes Aljada one of the UAE’s most promising mixed-use districts.
According to Colliers, demand for retail space in the UAE is expected to grow by more than 25% by 2030, and Madar Mall is well-positioned to become one of the region’s leading shopping destinations, competing with Dubai Mall and Yas Mall in Abu Dhabi.
