Barco Developers' debut project, the Livia Residences residential complex in Dubai South, has been unveiled in the UAE. This six-storey building comprises 71 apartments and marks the beginning of the developer's ambitious plans to construct over 2 million square feet of housing, with a focus on creating comfortable and functional communities in Dubai and other emirates.
The Los Angeles-inspired design
The Livia Residences feature a contemporary architectural style with panoramic glazing, well-maintained green spaces and spacious layouts with ceilings up to three metres high. The interiors will feature floor-to-ceiling windows and fully equipped kitchens.
Technology will also be a key focus — each apartment will be equipped with a smart home system to control the climate, lighting and curtains, ensuring a high level of energy efficiency and comfort.
Life will be enhanced by more than 20 premium amenities
The complex caters for an active, family-oriented and professional lifestyle. These include a swimming pool, a yoga area, a mini golf course, a running track, an open-air cinema, children's play areas, a pet area, co-working spaces and Wi-Fi-enabled relaxation areas. Security will be provided by a 24-hour smart security system.
Cost and completion date
The starting price for apartments is 555,000 dirhams (approximately $151,000). Construction is scheduled for completion in the fourth quarter of 2027.
Barco Developers' co-founders, Safar Badami and Saadat Yakub, note that the company seeks to create long-term value for residents rather than simply offering properties for short-term investment. The Dubai South area was chosen for a reason: it is a strategically connected and promising part of Dubai that is already experiencing significant development in anticipation of major infrastructure and business projects.
Future development
Livia Residences will be the first project in the Barco Developers portfolio. Subsequent projects are planned for Jebel Ali Hills, Arjan and the Dubai Land Residential Complex (DLRC). The developer states that its goal is to create living spaces that evolve alongside people's needs by combining architectural aesthetics, technology, and comfort.
