Competition between Jebel Ali, Jumeira Bay and Palm Jumeirah islands in Dubai intensifies

Since the beginning of 2025, the Palm Jebel Ali area has been competing with the prestigious Jumeirah Bay Island for investors' attention in the purchase of land plots for the construction of private villas in Dubai. While the Palm Jebel Ali project was previously perceived as a long-term endeavour, deals in this area are now among the most notable on the market.

Two plots of land here were among the five largest sales at the beginning of the year. One plot, measuring almost 29,500 square feet, was sold for 116.16 million dirhams; the other, of a similar size, for 115.2 million dirhams. Nevertheless, Jumeira Bay Island remains the leader in terms of prices: a record plot of 25,441 square feet was sold there for 182 million dirhams.

A new record was set on Palm Jumeirah

Another landmark contract was signed in the first half of 2025: a 90,037 sq ft plot of land on Palm Jumeirah was sold for AED 365 million. Five exclusive beachfront villas are planned for this site. This project promises to become a new symbol of luxury living in Dubai.

Why is Palm Jebel Ali becoming the 'new star' of the market?

The increase in transactions in Palm Jebel Ali can be explained by several factors. Firstly, there is growing interest in large-scale projects in Dubai, which is supported by the emirate's stable economic growth. Secondly, the launch of new master plans for the development of Palm Jebel Ali — including modern infrastructure, green spaces and yacht clubs — makes the area attractive to investors and those looking to buy a second home.

Forecasts for the near future

Experts predict that, in the coming months, Palm Jebel Ali will strengthen its position, posing serious competition to Jumeira Bay Island, which traditionally leads in terms of prices and prestige. Meanwhile, Palm Jumeirah remains an 'eternal symbol' of the market, where luxury villas and land deals continue to break cost records.

For investors, 2025 will therefore be a pivotal year in shaping Dubai's luxury real estate landscape, with Palm Jebel Ali already poised to drive growth.
