Expansion of the Al Yalayis Interchange Completed in Dubai

Dubai’s Roads and Transport Authority (RTA) has announced the completion of a major expansion project at the Al Yalayis and Emirates Road interchange. The total project budget amounted to AED 1.2 billion, and the development is already being described as one of the most important infrastructure projects for the city’s southern districts.

The new transport interchange directly improves access to Dubai South and the area surrounding Al Maktoum International Airport (DWC), which continues to expand and is expected to become the world’s largest aviation hub in the future.

Higher Capacity and Reduced Congestion

As part of the project, five new bridges were constructed and the existing road network was expanded. The interchange can now accommodate up to 12,000 vehicles per hour, significantly easing traffic during peak periods.

According to the RTA, average travel times during rush hours have been reduced by more than 30%. This is particularly important for residents of newly developed residential communities in southern Dubai.

Rising Property Prices and Growing Interest in Dubai South

Improved transport accessibility is already having an impact on the real estate market. Experts report that demand for mid-market villas and townhouses has increased by around 15% since the project entered its final stage. Areas benefiting the most include Emaar South, Expo City Dubai, and residential clusters developed by Dubai South Properties. For investors, this is an important signal that infrastructure remains one of the key drivers of property value growth in Dubai.

The project includes not only roads and bridges, but also smart infrastructure elements. Modern lighting systems and an upgraded drainage network have been installed, improving the area’s resilience to weather conditions and enhancing road safety.

Dubai authorities continue to implement the “20-minute city” concept, where residents can reach work, schools, and essential services in less than 20 minutes. The new interchange plays a significant role in achieving this goal.

Market experts note that the completion of such a large-scale project reflects the maturity of the entire Dubai South ecosystem. The district is steadily evolving into one of the region’s leading centers for aviation, logistics, and residential development. With the continued expansion of Al Maktoum International Airport, further growth in interest in local real estate is expected. It is already clear that transport infrastructure is becoming a decisive factor shaping housing prices and demand in southern Dubai, and this trend is likely to continue in the coming years.
