The first major everyday infrastructure facility on Dubai’s man-made Palm Jebel Ali island will be The Yard. The new retail and service complex is scheduled to open in 2027. According to Dubai Retail, the total leasable area will be around 70,000 ft2. The Yard will feature 26 concepts, including shops, restaurants, medical facilities, wellness services and family-oriented amenities. The complex is expected to serve around 20,000 residents living on Palm Jebel Ali and in nearby areas.
Waitrose, American Hospital and other brands
Several well-known companies and brands have already confirmed their participation. The first tenants include:
- Waitrose;
- American Hospital;
- Piccoli;
- Jumeirah International Nursery;
- Bateel Café;
- Friends Avenue.
The Yard will therefore be focused on more than just shopping and dining. The concept includes infrastructure for everyday life, ranging from groceries and food services to healthcare, education, wellness and leisure.

Waterfront, restaurants and spaces for residents
The Yard will be designed as an open public space. The complex will include outdoor terraces and communal areas directly connected to the waterfront and nearby open spaces. The arrival of such a facility is particularly important for Palm Jebel Ali, which is currently being actively developed as a major new residential district in Dubai. Residents of the future community will not have to travel to other parts of the emirate every time they need basic services or everyday shopping. McLaren Construction has been appointed as the main contractor for the project.
Dubai Retail expands its presence in Dubai’s new districts
Following the opening of The Yard, Dubai Retail’s portfolio will grow to 57 shopping centres and lifestyle destinations across Dubai. The company operates under Dubai Holding Asset Management and continues to expand its network of properties in areas of the emirate with strong growth potential.
For Palm Jebel Ali, the arrival of The Yard will mark another step towards creating a fully developed urban infrastructure. Alongside residential development, commercial and public facilities are gradually appearing on the island, helping to make the area more self-sufficient and attractive for permanent living.
